WEST HAWAII REAL ESTATE: New listings coming on the market are showing seller's resistance to accepting our market reality. I am currently working with a couple looking in the "just under a million dollar" range of properties. We are finding so many over priced homes that have been on the market anywhere from 100 to 800 days. Most of them have a series of price reductions but never enough to sell the house.
I'm not sure if it's sellers who are living in fantasy land or Realtors not doing their jobs but one thing is for sure, there remains a large gap between what sellers want and what buyers are willing to pay.
The down side is that these higher end properties are not selling. I was working with one seller, a Realtor, who complained about having to come down on the price. I explained to them that when a ready, willing and able buyer and a ready, willing and able seller agree to a price, that is market value! That's all that's needed to determine the true value of a property.
Assuming it's not a price that's ridiculously higher or lower than other homes in the area, that is now the current market value for a comparable home. An appraiser will confirm that by finding similar homes selling for at or near that price so regardless of what the seller wanted for their property, we just determined how much it was worth. This is not rocket science.
POLITICS: a term that requires more explanation that can be given in a 30 second prime time news bite, is Monetized debt. It's a sneaky, back stabbing method of taking money from we the people and giving it to the government. We don't hear much about it because the mainstream media is so dumbed down today that they're talking to 3rd graders and because people would be up in arms against it if they understood.
Monetizing debt is essentially creating money out of thin air and using it to buy the country's debt. It's done by having the Federal Reserve Bank buy U.S. Treasury notes. The fed is supposed to be a private institution but is really nothing more than the governments money factory. By purchasing treasury notes and bills, the fed first creates an artificial market place by creating demand that really isn't there. This acts to raise note prices and depress interest rates. Second, the fed uses money that doesn't exist in order to buy these notes. What they are really doing is adding to our debt.
Again, I'm not bashing democrats or republicans, I'm bashing democrats and republicans. These meat heads are supposed to be working in our best interest helping we the people enjoy a high standard of living and pretty much staying our of our lives. Typically, they do this by manipulating tax rates and what is or is not taxes.
Both sides of the aisle are working soley in their own interests. It is unfortunate that in this day and age when nearly 75% of the American public are against the actions of our elected officials, an incumbent can still be reelected and yet Senator Michael Bennet was able to win the democrat spot for the election in November. I really thought people in Colorado were smarter than that.
It's been said that a definition of insanity is to continue doing the same thing and expecting a different result. Isn't that what we're doing when we reelect the same people over and over again? This is the time of grass roots intervention, a time for We'thepeople to talk to our friends and relatives, our neighbors and those we work with and shine some light on what's going on out there. In the past our very livelihood was not at risk but today, with our current regime, our way of life is on the line. We need to be educated and to educate those in our circle of concern and circle of influence as to what is going on. If we lose to the liberals again in November you can kiss you way of life good bye, I do believe it is that serious and the more I learn the more I believe. Do yourself and your children a favor and stay away from the lemon aide, know what the lemon aide looks like and sounds like because it's here, it's all around us and it's hammering away all day everyday and especially on our children in school on TV and in the movies. Be wary and be aware, ask yourself just how important is the freedom guaranteed in our constitution then do something about it. This is not the time to stand still.
